- Fix what needs fixed! Finish all unfinished projects: Example - Patch holes, fix leaky sinks and toilets, etc...
- Useable space is a key factor: Example - Make a junk room into an office.
- Declutter! Put everything away and ready to move: Example - Family photos, knickknacks, etc...
- Paint! It is amazing what a fresh coat of paint can do. Make it a soft, neutral color.
- Open your rooms up! You want everything to look bigger! If you have too much furniture in a room, decide which pieces to keep and find a place to store the rest. Arrange the remaining furniture to make the room look larger.
- Your biggest return on the sell of your home is in your kitchen! If appliances are not in great shape, replace them. White, stainless steel, or black are the most popular and neutral. Outdated countertops and cabinets are also a non-selling item. You can paint, stain, and/or replace hardware to give it a newer look.
- CLEAN! CLEAN! CLEAN! Make everything sparkle!
- Clean out closets! People will be checking out all your closets, they want to see lots of closet space.
- Show off your special features and details of your home! If you have a fireplace, deck, patio, built in shelves, etc... SHOW IT OFF! That detail may be what sells your home.
- Make sure the outside of your house is in tip top shape, that is their first impression. If the front door, shutters, garage door, etc... needs paint or stain, DO IT!
- YARDWORK! Keep the yard nice! Cut the grass, weed-eat, clear out brush, remove any trash, hide garbage cans, etc...
- Make your home smell good! A good smell makes the home feel inviting. Light scented candles.
- Brighten your home up! Open the curtains and let the sun shine!!!!
- Price your home to sell! One mistake is pricing your home too high! Don't over price to pay off all your bills, it will sit without selling. Let your agent help you with the price, they know what has sold in the area comparable to your home.
