The Process is very similar to a conventional sale. The auction bidding process is a very open and condensed means to convey a buyer's willingness to pay up to an amount certain for the real estate being offered. Mandatory disclosures pertaining to the real estate are required to be made to potential buyers prior to sale. The successful and qualified buyer will then enter into a contract for the sale of the real estate supported by an earnest money deposit in much the same way as a conventional sale is handled. Closings generally take about 30 days. Call if you have questions and we will be happy to detail the process and answer any questions you have. A termite inspection report will be made available to prospective buyers prior to the auction. Any other inspections are to be paid for by the requesting buyers.

If a reserve value is not met during the offering, the property will not be sold. However, we have been successful, in most cases, of obtaining fair market value and selling property. The auction process also expedites the selling process which minimizes the carrying costs of the property and enhances the time value of money.
